Sewer & Drain in the South Bay
Slow drains, backups, or a sewer line that needs repair — describe the fixtures involved and we’ll follow up.

Sewer and drain problems are not all the same clog. A kitchen line full of grease is different from a shower that shares a rusted cast-iron stack, and that is different from a clay or ABS lateral with roots in the parkway. Schulze Plumbing Inc. cleans drains, inspects with cameras, locates lines, and repairs or replaces sewer piping when cleaning is not enough.
South Bay housing stock still has plenty of original laterals, under-slab drains, and galvanized or cast-iron branches. Multiple fixtures backing up at once usually means the main — not three coincidental P-traps. Yard wet spots, a toilet that gurgles when the washer drains, or a cleanout that surcharges are the cues we ask about first.
Pages in this category cover cleaning, hydro jetting, cameras, locating, excavation, trenchless discussions, descaling, roots, backwater valves, cleanouts, and drain-stack work. We will not promise a method before we know the pipe material, depth, and access.
Who this is for
- Homes with slow sinks, showers, or recurring clogs
- Buildings where more than one fixture backs up together
- Owners planning a lateral replacement, cleanout, or backwater valve
- Anyone who needs a camera inspection before opening a yard or slab
Common symptoms
- Water backing up in a shower when a toilet flushes or a washer drains
- Odors from floor drains or cleanouts
- Sewage or unusually wet soil over the sewer route
- A camera report that already shows offset joints, roots, or collapse
What this work involves
- Matching the method to the blockage: cable, jetting, or a repair
- Camera inspection and locating when the next step depends on what is in the pipe
- Discussing repair, replacement, trenchless options, or excavation based on access
- Installing cleanouts or backwater valves when those are the approved scope

FAQ
- Is drain cleaning the same as sewer replacement?
- No. Cleaning opens a blockage. Replacement or repair is for broken, collapsed, or root-invaded pipe. A camera inspection is how we tell the difference when symptoms are unclear.
- Do you offer trenchless sewer work?
- Trenchless is one option when pipe condition, layout, and access allow it. Some offsets, collapses, or under-slab runs still need traditional excavation. We discuss that after we know the line.
- Will you look at a camera video I already have?
- Yes. Send what you have with the estimate request. We may still need our own inspection if the footage is incomplete or out of date.
